lance pederson

Lance Pederson currently serves in the Integrator role for Parsons Villas. In his role as the Integrator, Lance ensures that the team is in constant alignment and continually focused on accomplishing the more important strategic objectives that will propel the firm toward fulfilling its mission and vision. He also heads up the Capital Management arm of the company where he leads the capital raising efforts and manages the day-to-day operations of the company’s investment fund. In 2008, Lance got his start in the sub-institutional real estate space managing a $65M debt fund comprised of private money loans backed by commercial real estate located throughout the Pacific NW. In 2013, he founded a real estate fund administration firm that scaled up to more than $2.3B in assets under administration. During that time he also served as a Principal at a private equity real estate investment firm that grew from $0 to $300M+ in investor capital managed. Since 2012, Lance has helped dozens of real estate entrepreneurs architect and form pooled investment funds. His passion continues to be working with real estate entrepreneurs to help them grow and scale their firms by leveraging the power of pooled investment vehicles while hosting his podcast – Death of 60/40 – targeted at high net worth passive investors interested in allocating capital into real estate private placements and alternative investments in general. Lance lives with his wife and five children in Houston, TX.


sean parsons

Born into a real estate family, Sean was exposed to every facet of the field from an early age. He formally entered the real estate industry in 2005 and in his first year, closed over $15 million in sales. In 2006, he co-founded a commercial brokerage company that closed over $300 million in off-market transactions.

Throughout the 2008 Financial Crisis, Sean co-lead a team into working out over $200 million in loans for a prominent investor and development group in Chicago. Sean proceeded by seeking out private funds to purchase the same distressed assets out of foreclosure through short sale.

In late 2012, as the market continued to recover, Sean transferred his efforts to Scottsdale to focus his family’s investments on the emerging vacation rental market. He personally acquired, renovated, and designed a 10MM portfolio he still owns and manages today. Sean also manages an additional 20MM in luxury assets that grosses over 4MM a year in revenue.

Sean has built a strong network and reputation for being a “real estate entrepreneur”. His specialties range from acquisitions, negotiations, fundraising, design, and construction. He holds a Bachelor of Science from Colorado State University.


david parsons

David is a highly experienced real estate executive with over thirty years of involvement with all phases of commercial, industrial, and residential real estate development, entitlement, negotiation, and construction.

He was lead partner in a 1000-acre annexation in Dundee, IL, and developed a 400-acre, mixed-use residential development along with an award-winning custom home development on an environmentally sensitive site. Cedar View Homes, his custom home construction company, won numerous awards including “Best Overall Home” award from the Home Builders Association of Greater Chicago. He was responsible for the development of the Batavia Industrial Park and the US Corporate Headquarters for Aldi International along with numerous projects outside of the Chicago area.

Mr. Parsons has served as President of the McHenry County Home Builders Association (MCHBA) as well as Executive Director of the Home Builders Association of Greater Chicago (HBAGC). Mr. Parsons earned his bachelors and a Masters in Environmental Studies from Yale University.


barry m. goldwater

Mr. Goldwater is a former Republican member of the United States House of Representatives from California, serving from 1969 to 1983. He is the son of the late Arizona Senator Barry Goldwater, the Republican nominee in the 1964 presidential election. Prior to that Mr. Goldwater was a stockbroker and partner in the Los Angeles securities firm of Noble Cook, Inc. (now Wedbush Securities) where he developed an institutional customer base and traded securities on all stock exchanges. While in Congress, he served on a number of committees, including the Committee on Science and Technology and the Joint Committee on Energy. He authored the Privacy Act of 1974. Goldwater retired from politics in 1983 and began his consulting business. Over the past 36 years he has consulted with many companies who had problems with government. His many years in Politics and government have given him an insight and connections. For the past ten years he has worked in the insurance business. “Goldwater * Taplin” represents all Insurance segments including reinsurance. Former Insurance commissioners, regulators, and attorneys comprise a leading edge team that assists clients in achieving common sense solutions to their regulatory issues. In 2008, he and John Dean, former counsel to President Richard Nixon, published a New York Times bestselling book, Pure Goldwater, which contains the journal and personal correspondence of Senator Barry Goldwater. Mr. Goldwater holds a degree in Marketing from Arizona State University.


ken pinckard

For the past ten years, Mr. Pinckard has been Chief Financial Officer and General Counsel for two public companies, responsible for all financial, accounting, auditing, SEC compliance and legal matters.  Mr. Pinckard is a member of the State Bar of Arizona and has extensive experience in real estate, corporate finance, startup ventures, investments, entertainment, corporate acquisitions, tax and reorganizations. He previously practiced law at Chamberlain Hrdlicka White Johnson & Williams of Houston, Texas and also served as a tax specialist at Coopers & Lybrand in both Houston and Philadelphia.  He also served as personal counsel to Congressman Barry Goldwater and in-house legal counsel for Hormel Foods heir and music composer, Geordie Hormel. Mr. Pinckard holds a B.B.A., Accounting from the University of Texas at Austin and a Juris Doctorate from the University of Houston.  Mr. Pinckard has experience in the application process and implementation of start-up marijuana licensing and production ventures, having represented successful applicants for licenses to produce and dispense medical marijuana under the recently enacted Arizona law.
