4. Figures, valuation basis and methodology

All figures on this site are unaudited.

Valuations. Property values are shown at their most recent as-is third-party appraisal where one exists. An as-complete or “subject to completion” appraisal describes a building that is not yet finished and is shown only with the cost still required to complete it. Where no appraisal exists, the figure is marked “not appraised”. Appraisals are opinions; different appraisers have reached different values for the same property.

Cost figures described as all-in include acquisition together with capitalised improvements and furnishings where those are known. Revenue figures are property-level trailing actuals, figures taken from a filed return, or stabilized estimates; stabilized estimates are labelled Projection. Operating figures may be derived rather than measured; where an assumption or an estimate has been used in place of a measured figure it is identified in the text. Past performance is not a guide to future results, and a single asset’s result is not representative of the portfolio.

Past performance is not indicative of future results. Realized results come from completed sales; unrealized results rest on appraisals and are not gains until an asset is sold. The two are never added together. Some past transactions were made with partners, and results are shown for the whole property, not the sponsor’s share.

5. Affiliates and conflicts

Design, construction, brokerage, property management and hospitality operations are performed by companies and individuals under common ownership or control with the publisher. Those arrangements are not arm’s length and the fees charged between them are set internally. Any future offering document would describe those relationships and their pricing in full.

Some properties are owned with partners. Figures on this site describe the whole property, not the sponsor’s share. Design, construction, brokerage, management and hospitality services are provided by affiliates of the sponsor on terms that are not arm’s length.

6. Third-party material

Some photography, plans, renderings and market data on this site were produced by third parties — architects, designers, photographers, appraisers and listing services — and remain their property, used with permission or under licence. Third-party marks are the property of their owners and their appearance here does not imply endorsement.

7. Terms of use

By accessing this website you agree to these terms. If you do not agree, do not use the site.

Ownership. The entire contents of this website — text, photographs, renderings, floor plans, site plans, charts, tables, layout, design, code and the compilation and arrangement of all of it — are protected by copyright and other intellectual property laws and are owned by the publisher or its licensors. Copyright is asserted in every element of this site and in the site as a whole.

What you may do. You may view the site and print or download a single copy of a page for your own personal, non-commercial reference, keeping every copyright and proprietary notice intact.

What you may not do. The forms on this site open a message in your own mail application; nothing is submitted to a server through this website.
