Location is not a slogan. It is a different asset class.

Structural inflation floats every asset up together; supply and demand decides which ones float faster. The metro-level index most people quote does not describe a built-out luxury submarket at all. It describes the tract product on the edge of the metro, where builders can and do respond to demand.

Quoting a Phoenix MSA index against a Paradise Valley asset is a category error, and the thin absorption is the liquidity risk named on the strategy page, not a footnote to it.

We buy infill in premier locations. Supply-constrained infill should prove more resilient over a full cycle than markets where new supply can respond rapidly to demand. It does not eliminate drawdowns; it limits the ability of new construction to compete with the recovery. Over thirty years the gap on identical execution is 4.3× versus 2.4×, and picking that ground is a bigger lever than almost anything done to the building. These rates are scenario assumptions, not underwriting assumptions or forecasts. Nothing on this site is underwritten to market appreciation.

The real risk is liquidity

The competing segment in our own Valley Vista appraisal is thin, with few sales a month (appraisal market-conditions addendum, January 2026). That is a thin comp set, and this strategy runs on refinancing, which is only as good as the appraisal, which is only as good as the comparables.

Supply constraint amplifies, it does not immunize

High-end Scottsdale and Paradise Valley fell hard in 2008 to 2011. Built-out means the recovery is durable because supply cannot chase it, not that the drawdown never comes.

Spring training, the Phoenix Open, Barrett-Jackson, a Super Bowl every few years and 300 days of sun. Groups of eight to twenty travel here together, and a resort cannot put them under one roof. A large estate with a pool can, at a fraction of the cost per person.

Large-group estates are the segment we have operated in for more than a decade. Arizona state law protecting short-term rentals keeps the operating environment predictable.

Boothbay Harbor

A working harbor on the midcoast, an hour from Portland, with a summer season that fills every room in town and a shoulder season that rewards the inns that stay open. The historic inns on Commercial and McKown Streets are the hospitality supply, and there will not be more of them: a harbor town with a fixed shoreline.

We own four of them: Greenleaf Inn, Admiral's Quarters, Welch House and Valerie's Inn. One more is being acquired. Buying a cluster rather than a building means one innkeeper, one housekeeping crew, one maintenance team and one design standard across all of them.
